We stock and install CGI-compatible window replacement parts across Houston, with most replacements running between $85 and $400 per window depending on the component, and full-unit replacement typically falling between $650 and $1,800 per opening. Most CGI replacement work we schedule is completed same-day or next-day, since we keep common CGI hardware, balances, and weatherstripping on the truck. If you own a CGI window or door in Houston and something has stopped sliding, latching, sealing, or locking, here is how we identify it, price it, and fix it without making you replace more than you need to.
Which CGI Models This Applies To
CGI manufacturers two main product families that show up in Houston homes: the CGI Sentinel line and the CGI Estate line, both sold primarily as impact-rated windows and doors for coastal and storm-prone regions. The Sentinel series is the more common builder-grade impact window, while Estate carries wider frame profiles and higher design pressure ratings. If you are not sure which one is in your wall, look at the corner of the glass or the edge of the frame; CGI etches or stamps a small identification code, and the glass will carry a “CGI” bug in one corner plus an impact-rating stamp (usually impact certification or TDI for Texas) if it is an impact unit. The gotcha with CGI specifically is that their hinge systems and lock mechanisms vary between the casement and single-hung lines even within the same series, so a balance for a Sentinel single-hung will not seat correctly in a Sentinel casement; the measurements must match the cut-out, not just the brand name. We identify the exact part by measuring the width of the channel, the length of the balance or roller housing, and the stamp on the glass and frame before ordering anything.

Signs Your CGI Window Replacement Is Failing
Most Houston homeowners notice a problem first as a sound or a change in effort, not a visual crack. Here is what we see most often in the field:
- The window drops or slams shut when you let go. This is almost always a failed or fatigued balance system. Houston’s humidity cycles cause the coil springs inside CGI balance tubes to lose tension faster than in drier climates, so a ten-year-old window in Houston can behave like a twenty-year-old window in Dallas.
- The crank turns but the sash does not move. CGI casement operators use a worm gear that strips after years of use, especially if the window was not closed fully during a storm and wind pressure pushed against the gear. The operator is replaceable, but the arm length and screw pattern must match the CGI original or the window will bind.
- You feel air moving around the sash on windy days. The wool pile weatherstripping CGI uses in the frame channels breaks down after years of Houston sun and humidity. When the pile flattens, the sash loses its seal, and cold air or dust finds its way in around the edges.
- The lock does not catch or the handle spins freely. CGI multi-point locks have internal cams that align with the strike plate on the frame. If the window settles even slightly in a Houston foundation shift, the cams and strikes go out of alignment, and the handle will not fully engage.
- Condensation between the glass panes. This means the insulated glass unit seal has failed. CGI impact glass is laminated and heavier than standard double-pane glass, so the replacement IGU must be ordered to match the specific thickness and interlayer rating; a standard glass shop replacement will not carry the same impact rating.

AfterReplacement Cost & What’s Included
Here is what CGI window replacement parts cost installed in Houston, based on the work we do most weeks:
- Balance or spring replacement: $85 – $180 per window, including both balances on a double-hung.
- Crank operator replacement: $120 – $260 per window, depending on arm length and mounting pattern.
- Weatherstripping and seal replacement: $60 – $140 per window for re-pile and re-caulk on one sash.
- Lock or handle replacement: $90 – $220 per window, depending on multi-point vs single-point hardware.
- Full sash or insulated glass unit replacement: $400 – $1,800 per opening, depending on size, impact rating, and whether the frame is retained or replaced.
The range is driven by two things: the window’s size and the impact rating that must be preserved. A small fixed Sentinel IGU is not the same job as replacing the operable sash in a large Estate casement with a multi-point lock. Every quote includes parts, labor, removal of the old component, adjustment of the sash so it closes square, and clean-up with drop cloths and shoe covers. The work is covered by the 365-Day Done Right Promise: if the replacement part or our workmanship fails within a year, we return and fix it without a debate.
DIY or Call Us?
There are two kinds of CGI replacement work: the kind a careful homeowner can do with basic tools and the kind that can genuinely hurt you. We would never tell you to touch a spring-loaded CGI balance; these assemblies are under constant tension, and the wrong release point can send a metal coil through a hand or into a face. Even professionals treat exposed spring balances with respect. What you can safely do yourself: check the screws on the hinge plates and locks, tighten hardware that has loosened, and note whether the frame is square using a simple level. But when the part has failed, the truth is that sourcing the right CGI-compatible replacement without a parts account is slow, and installing it wrong voids the benefit you are paying for. Most Houston owners call us after spending a weekend trying to match a balance part online and discovering that the “universal” replacement will not fit the track. Call (254) 401-4583 and we will identify the part, quote it in writing, and typically have it swapped in an hour or two.
FAQs
In our experience, CGI balances and weatherstripping in Houston homes last between 8 and 15 years before they need replacement, with humidity and sun exposure being the main drivers of early failure. Impact glass units with intact seals can last 20 years or longer. If your CGI window is more than 12 years old and has never been serviced, expect the moving parts to have less life left than the frame itself. Call (254) 401-4583 for an inspection quote, and we will tell you what is actually worn and what still has years left.
Some CGI components can be repaired, but most moving parts, once they have failed, are better replaced than patched. A stripped crank operator is a replacement job; a loose lock catch can sometimes be repositioned without new parts. We will always quote the smaller repair if it holds, and we will tell you plainly when a repair would just push the replacement out a season.
Most single-window part replacements, like a balance, crank operator, or lock, take 45 minutes to 2 hours once we have the part in hand. Full sash or glass unit replacement usually requires two visits: one to measure and one to install after the unit arrives. When we stock the part on the truck, the job often wraps up the same day. Call (254) 401-4583 for an exact time estimate once we know your window model.
We keep common CGI balances, crank operators, lock hardware, and weatherstripping on the truck, along with parts for PGT, CWS, and ES Windows, since Houston homes often mix brands. For less common CGI Estate or oversized configurations, we order directly through our supplier network and usually have the part within 3 to 5 business days. Call (254) 401-4583 and we will tell you during the first phone call whether your part is one we carry every day or one we will order.
If your CGI window is failing, the replacement part is almost always less expensive than you think, and the job is smaller than it looks. Lightwell Windows Houston is an independent service provider and not affiliated with CGI; we carry their parts because Houston homes are full of them and because they are worth repairing. Call (254) 401-4583 for a free estimate. We answer the phone with a live person, put the price in writing before any work starts, and leave your floors and furniture exactly as we found them. A window that fits right lets the light in and keeps everything else out, that is the whole job.
