If you have a CWS sliding or patio door with a part that’s failed, we carry CWS-compatible hardware and replace rollers, handles, locks, tracks, weatherstripping, and full door panels across Houston. Most CWS door part replacements run between $185 and $640 installed, depending on whether we’re swapping a single roller assembly or rebuilding the track and seal system. Most owners discover the problem the same way: the door starts dragging like it’s suddenly heavier, the lock no longer catches, or a puff of Houston humidity sneaks past the weatherstripping on the first muggy morning of spring.
Which CWS Models This Applies To
CWS sliding and patio doors have shipped under a few series names over the years, including their vinyl sliding patio door lines built for coastal and high-humidity markets. The easiest way to identify what you have is to look for the CWS label on the inside edge of the door panel, usually etched into the glass corner or printed on a sticker near the lock stile. Older CWS doors from the mid-2000s used a narrower roller housing than their current production, and that’s the compatibility gotcha that trips up a lot of Houston homeowners: a roller that looks right in a photo will be 3/16 of an inch too wide for the 2008-era track. We match by actual caliper measurement, not by model-name guesswork, because CWS changed roller specs once and never flagged it loudly. For most parts, the OEM CWS component is the right call; on heavy-use doors, a quality aftermarket stainless roller set often outlasts the original nylon wheel in Houston’s humidity. We’re an independent service provider, not affiliated with CWS, so we carry both OEM hardware and aftermarket alternatives where they genuinely hold up better, alongside parts for PGT, CGI, and ES Windows doors.

Signs Your CWS Sliding & Patio Doors Is Failing
- The door scrapes or squeals when you slide it. This is almost always a worn roller bearing or a flattened wheel. Houston dust works its way into the roller housing, grinds the bearing dry, and the door starts dragging metal on metal.
- The door jumps the track or feels wobbly mid-slide. The track itself can get a flat spot, or the roller axle bends after years of sliding a heavy glass panel over a settling slab. Homes in the Heights and older Houston neighborhoods see this more often because the slab has shifted enough to change the track’s angle.
- The lock won’t throw or the handle flops loose. CWS multi-point locks depend on precise alignment between the panel and the jamb. Once the door settles even an eighth of an inch, the lock hook misses its keep and feels dead. A floppy handle usually means the internal gear or spring has stripped.
- You feel air or see daylight at the bottom corners. Weatherstripping on CWS doors is a compression fit. After six or seven Houston summers, the pile seal flattens and the door leaks conditioned air like a cracked window. Your July electric bill notices it before you do.
- Condensation appears between the glass panes. That’s a failed seal in the insulated glass unit, not a door hardware problem. If it’s caught early, we can sometimes replace the glass pack. If it’s been cloudy for a year, the frame is usually moisture-damaged and the full panel needs to go.

AfterReplacement Cost & What’s Included
Here’s what CWS door part replacement actually costs in Houston right now, installed:
- Single roller assembly replacement: $185 – $285
- Both rollers plus track cleaning and alignment: $260 – $420
- Handle and lock replacement (multi-point): $240 – $410
- Full weatherstripping and threshold seal kit: $190 – $340
- Track replacement (bent or pitted track): $310 – $640
- Full door panel replacement with insulated glass: $1,150 – $2,400, depending on size and glass package
Every estimate is written and line-itemed before we touch anything, so you’ll know the part cost, the labor, and exactly what we found during the inspection. We don’t hand you a bigger number at the end. The 365-Day Done Right Promise covers every part we install: if the door doesn’t slide right after we leave, we come back and make it right, no debate. A light well is what brings daylight deep into a building. That is what a well-installed patio door should do for your home, and when a CWS part fails, it stops doing exactly that.
DIY or Call Us?
Sliding patio doors are the one door type where a curious homeowner can do some safe diagnosis without hurting themselves. You can check whether the track is packed with Houston grit, whether the door lifts slightly at the front edge, and whether the weatherstripping is flat or springy. You should not attempt to remove the door panel to change rollers. A CWS door panel with insulated glass weighs anywhere from 90 to 180 pounds, and when it comes off the track wrong, it falls forward with all of that weight behind it. We have seen a panel take out a glass coffee table, and we have seen one pin a homeowner against the brick. Not worth it. If the diagnosis is simple, we will tell you over the phone how to clean the track and lube the rollers. If it’s a roller, lock, or seal replacement, call us at (254) 401-4583 and we’ll get it on the schedule.
FAQs
Most CWS roller sets last 7 to 10 years of daily use in Houston before the bearings start grinding. Weatherstripping gives you 6 to 8 years before the humidity wins and the seal flattens. Multi-point lock mechanisms often outlast the door panel itself, but they fail early if the door was ever installed out of square. Keith Yamada has measured enough Houston doors over the past twenty years to know that a door that settled even a quarter of an inch will eat a lock set long before its time. Call (254) 401-4583 and we’ll tell you whether yours is worth repairing or if the part has simply lived its life.
Sometimes. A roller with a dirty bearing can often be cleaned and re-lubricated if caught early, and a track with light pitting can occasionally be dressed with a file rather than replaced. But on CWS doors specifically, we do not patch a stripped lock gear or a torn wool pile seal, because those repairs fail again after one Houston season. A written answer about whether your part is repairable is part of the free estimate; you’ll know before any money changes hands.
Most single-part replacements, like one roller assembly or a handle and lock set, take 45 to 90 minutes once we’re on site. A full track rebuild or weatherseal replacement takes about two hours. We protect the floor with drop cloths, keep the work area clean as we go, and take a photo of the finished clean-up before the crew leaves.
Yes. We carry common CWS roller sets, handle assemblies, lock keeps, and weatherseal profiles on our Houston trucks, because waiting two weeks for a part from a distributor is not how anyone wants to live with a patio door that won’t close or lock. For older CWS series with the narrow roller housing, we may need to order the exact spec, and we’ll tell you the day-of delivery truth before you commit to anything.
If your CWS sliding or patio door is dragging, leaking, or not locking, call (254) 401-4583 for a free estimate. We’ll measure the part, match it to your door, and give you a written price before any work starts.
