If you have an ECO Window Systems door that needs installation, replacement, or a fresh start on a failed frame, we stock the compatible parts and install them across Houston for a typical range of $550 to $1,950 depending on the door type, hardware, and how much of the existing frame is salvageable. That price is written down before we touch anything, and the crew leaves shoe covers on and a photo of the clean-up before they walk out. Most owners call us after a door has started dragging, the sweep has torn, or the frame has pulled away from the slab just enough that Houston’s humidity slips in around the edges.
That last one is the one nobody catches early. Houston clay soil moves, and when it does, a door that fit square in 2018 can be out of plumb by 2026. The door still closes, so the problem hides until the mildew line shows up along the interior sill.
Which ECO Window Systems Models This Applies To
ECO Window Systems builds impact-rated and thermally efficient doors across several series lines, and the hardware and frame tolerances are not one-size-fits-all. The most common ECO doors we install in Houston homes are the hinged terrace and French-style doors, many of them with multi-point locking hardware that differs from a standard residential deadbolt bore. If you are trying to match a hinge or a roller, the door’s sticker often lives on the hinge edge of the slab, near the bottom corner. That sticker carries the series code and the manufacturing date, which is what you need to match the part correctly.
One compatibility gotcha we run into regularly: ECO’s multi-point lock strip uses a 45mm backset on many models, not the 35mm backset that most American door slabs take. If someone hands you a generic replacement strip from a big-box shelf, it will not line up with the ECO gearbox and the door will fight you every time. We stock OEM ECO hardware and quality aftermarket equivalents where they match by series and backset, and we will tell you which one we would put in our own house.
We carry parts for other brands too – PGT, CGI, and CWS among them – but this page is about getting your ECO door right.

Signs Your ECO Window Systems Door Installation Is Failing
- The door scrapes the floor or the threshold. Houston’s clay soil expands and contracts with the seasons, and a slab that has shifted a quarter inch can turn a smooth swing into a daily fight. The scrape usually means the slab moved, not that the hinges bent.
- The multi-point lock will not engage all three points. When the top and bottom latch bolts will not line up with their strikes, the door or the frame has moved out of plane. This is common after a humid Houston summer followed by a dry run of weeks, when the wood core relaxes.
- Water marks or mildew at the interior bottom corners. If the weep holes at the sill are blocked or the door sweep has torn, Houston’s rain and humidity work their way inside and leave a stain that starts faint and then becomes permanent.
- The door swings closed or open on its own. A door that will not stay put is telling you the frame is no longer plumb. Shimming behind a hinge is a temporary bandage; a proper fix means resetting the door in the rough opening.
- Daylight visible around any edge when the door is closed. If you can see light, you are also losing air conditioning and inviting Houston’s bug life inside. The weatherstripping is gone or the slab has moved past what the seals can absorb.

AfterReplacement Cost & What’s Included
A full ECO Window Systems door installation in Houston typically runs between $550 and $1,950, and here is where the range comes from. At the lower end, a single hinged door with basic hardware and a straight frame reset falls near $550 to $900. A French or terrace door pair with multi-point locking, new threshold, and trim work lands closer to $1,200 to $1,950. The variables are the door size, whether the existing frame can be saved, and what hardware needs replacing.
Our written quote lists parts and labor separately, so you know exactly what the door costs and what the work costs. There is no change order at the end of the day unless you ask us to add something mid-job, and even then it goes on paper first. Every ECO door installation we do is covered by the 365-Day Done Right Promise: if the finished work is not right, we make it right, no debate.
DIY or Call Us?
There are a few things you can safely check before calling: clear debris from the sill weep holes, replace a torn bottom sweep with one sized to your door width, and test whether the slab itself has shaken the frame out of square by dangling a plumb line off the top corner. What you should not do is attempt to reset an ECO multi-point door in a shifted Houston slab. That job requires pulling the slab-side trim, checking the rough opening for the settlement pattern, and re-shimming in a sequence that keeps the multi-point strikes aligned while the foam cures.
We have reset doors where a homeowner tried the YouTube version first and had to buy a new slab because the lock strip warped. Call (254) 401-4583 and we will tell you over the phone whether it sounds like a sweep replacement or a frame reset, and what each one costs in Houston.
FAQs
A single door swap or frame reset typically takes 4 to 6 hours on site, including trim, hardware, sealant and a final swing test. French door pairs run a full day. Call (254) 401-4583 and we will give you a window that fits your schedule.
If the slab itself is solid, repairs are very often the right answer; a warped or rotted slab is usually a replacement. The answer depends on where the slab has failed and whether the frame has moved past what shims can correct. We will tell you honestly which one saves you money over the next five years.
We keep ECO multi-point lock strips, hinge sets, sweeps, rollers, and thresholds on hand or available within a day for most common series. If your door is an older ECO line, we will source the exact part and show you the price before ordering anything.
No. The number we hand you before any work starts is the number on the invoice at the end, unless you ask for additional work and approve a written change while we are there. That is the whole point of putting every price in writing before touching anything.
If your ECO Window Systems door is dragging, leaking daylight, or fighting the lock, call us at (254) 401-4583. We will walk through the symptoms on the phone, give you a straight price range, and schedule a visit that fits around your kids’ nap times and your pets. A live person answers, always. Keith Yamada and the Lightwell Windows Houston crew have spent the better part of twenty years fitting doors across the Heights, Katy, Sugar Land, and the rest of Greater Houston, and we measure every rough opening like it is our own front door. A window that fits right lets the light in and keeps everything else out – that is the whole job, and the same rule applies to every door we hang.
