We stock and install Mr-Glass-compatible sliding and patio door hardware across Houston, with most roller assemblies, handles, and lock replacements running between $145 and $385 installed depending on the part and door size. Most owners discover a part has failed the same way: the door starts dragging against the track, the handle feels loose in the hand, or the latch no longer catches cleanly on a humid Houston morning when the frame has swelled just enough to throw everything out of alignment. It rarely fails all at once. It starts as a small annoyance: a two-handed pull, a rattle when the kids run past, a lock you have to jiggle. By the time we get the call, the door has usually been fighting the family for a few months. Keith Yamada has spent the better part of twenty years measuring, fitting, and finishing windows and doors across the Greater Houston area, and he will tell you the same thing he tells every homeowner: a sliding door that needs to be wrestled is telling you something specific. We just need to listen.
Which Mr-Glass Models This Applies To
Mr-Glass sliding and patio doors built for the Gulf Coast market share a common hardware footprint, but there are real differences between series that matter when you are matching a roller, a handle set, or a lock. The two details that matter most are the roller wheel diameter and the mortise lock backset. Most Mr-Glass doors built in the last 15 years use a 1-1/4-inch convex edge roller on an adjustable steel housing, but older units and some heavy glass patio doors take a 1-1/2-inch flat roller instead. Get that wrong and the door either sits too high on the track or drops low enough to scrape the sill. The backset on the mortise lock is usually 7/8-inch, but we have pulled enough Houston doors apart to know that a handful of early units used a full 1-inch backset and nothing off the shelf will seat correctly. Look for a small foil sticker on the top edge of the door panel or inside the handle recess: that is where Mr-Glass printed the manufacturing date and series code.
When a part has failed, you are choosing between an OEM Mr-Glass replacement and a quality aftermarket equivalent. OEM is the right call when the door is under warranty or when the part is a custom profile that aftermarket suppliers do not carry. For rollers, guides, and standard mortise locks, we stock aftermarket equivalents from manufacturers who build to the same milled tolerances and ship with a workmanship warranty that matches what we put on the OEM parts. We will show you both options with the price on the table before we touch a screw. Lightwell Windows Houston is an independent service provider, not affiliated with Mr-Glass, and we carry PGT, CGI, and CWS hardware as well, so we are not tied to one supplier when a part is backordered.

Signs Your Mr-Glass Sliding & Patio Doors Is Failing
- The door drags or grinds when you pull it. Nine times out of ten in Houston, this is a roller that has worn flat on one side or seized entirely. The door is not heavy; the hardware underneath it has stopped doing its job.
- The handle feels loose or floppy. The internal spring in the mortise handle set has broken or the set screw behind the faceplate has backed out. Continuing to use it will oval out the screw holes and turn a $40 repair into a door slab issue.
- The lock does not catch or the latch drags. Houston humidity swells door frames in the summer. What was a hairline gap in January becomes a misaligned strike plate by August. Sometimes it is the lock; sometimes it is the door sagging on a failed roller.
- You hear a rattle when the door closes or when someone walks past. The anti-jump blocks or the track guide at the top of the door have worn down. The door is vibrating because nothing is holding it steady up top.
- There is a visible gap or daylight at the top corner. The adjustable roller on one side has collapsed, and the door is now resting on the sill instead of rolling on the track. This is the point where continued use starts chewing up the sill itself.

AfterReplacement Cost & What’s Included
In Houston, a Mr-Glass sliding door roller replacement typically runs $145 to $220 per door panel, including the new rollers and the labor to lift the panel, clean the track, and reset the adjustment. A handle and lock replacement ranges from $185 to $385 depending on whether we are replacing the handle alone or the full mortise lock assembly with a new cylinder. A full track and roller overhaul on a larger patio door, where the track has been damaged by a collapsed roller, can reach $500 to $700 because we are pulling the panel, dressing or replacing the track, and re-hanging the door square.
Every price is written down before any work starts, and it covers the part, the labor, and the clean-up. Shoe covers and drop cloths go down on every visit, and we take a photo of the floor before we leave so you can see what we left behind: nothing. The workmanship warranty covers the install. If the part itself has a manufacturer warranty, we register it for you and hand you the paperwork.
DIY or Call Us?
There are things an owner can safely check before calling: look at the bottom of the door panel to see if a roller has visibly collapsed, check for debris in the track, and test the handle to see if the looseness is in the set screw behind the faceplate. What we do not recommend is pulling a sliding door panel yourself to swap rollers. A glass patio panel weighs 120 to 200 pounds, and once it is off the track it wants to fall. We have seen a dropped panel take out a tile floor, and worse, a homeowner’s foot. The track adjustment after a roller swap is also not as simple as it looks: if the door is not set square and plumb, the new rollers will wear out in half their rated lifespan. If the part is a roller, a track guide, or a lock assembly, call us. The phone number is (254) 401-4583, and a real person answers. We will talk through what you are seeing before we ever schedule a visit.
FAQs
Rollers on a Mr-Glass door in Houston typically last 8 to 12 years before they flatten or seize, but houses near the coast or on a busy street with dust and grit see failures closer to the 6-year mark. The Houston combination of humidity, salt air, and fine construction dust is hard on unsealed roller bearings. Call (254) 401-4583 for a check if your door is in that age range.
Sometimes yes, sometimes no. A loose handle can often be tightened and re-seated in ten minutes. A worn roller cannot be repaired; the bearing is gone and the wheel is flat, so replacement is the only fix. We will always tell you which camp your door is in before you spend a dollar.
A roller swap on a standard Mr-Glass sliding door takes about 45 minutes. A full mortise lock and handle replacement runs 60 to 90 minutes. A track overhaul on a heavy patio door can take half a day. We will tell you the time before we start, and we will not leave until the door rolls like it should.
We stock the most common Mr-Glass rollers, guides, and mortise lock sets on the service truck so we can handle most sliding door repairs in one visit. If your door takes a less common part, we order it and schedule the install as soon as it lands. Call (254) 401-4583 with the door’s series code or a photo of the hardware, and we will tell you what we have on hand.
