Therma-Tru door installation in Houston typically runs between $850 and $2,400 for a complete pre-hung entry door, or $450 to $1,100 for a slab replacement in an existing frame. We stock Therma-Tru parts on our service trucks and can usually have a new door set in your existing rough opening within one visit. Most Houston homeowners call us after years of fighting a door that sticks in our humidity, lets daylight leak around the weatherstripping, or has rot creeping up from the threshold and into the frame.
The frustrating part about a failing Therma-Tru door isn’t usually the door itself. It’s the installation behind it. The slab gets blamed when the frame is the actual problem. Houston’s wet and dry cycles, combined with slab movement in neighborhoods from Meyerland to Kingwood, work a door frame loose over time. The door sags. The seal breaks. Air and water and bugs find their way in. What should have been a straightforward swap becomes a lesson in how a door sits in its rough opening, and whether anyone bothered to seal it correctly the first time.
Which Therma-Tru Models This Applies To
We install and service the full Therma-Tru lineup common to Houston homes: the Classic-Craft and Fiber-Classic fiberglass lines, the Smooth-Star economy line, and the Pulse line with its multi-point locking system. Each Therma-Tru line has its own frame profile and hinge prep, so a slab from one series won’t simply drop into a frame from another. The part of Therma-Tru door installation that catches homeowners off guard is the corner seal pad. Therma-Tru frames use a proprietary corner seal system that’s easy to knock out of alignment if the frame shifts, even slightly. If your door leaks air at the bottom corners, that pad is usually the culprit, not the weatherstripping.
We always ask whether the frame is Therma-Tru or a generic. Therma-Tru slabs are engineered to match Therma-Tru frames, but plenty of older Houston homes have Therma-Tru doors that were set into builder-grade frames from some other manufacturer. In that case, we can usually fit the slab, but the corner seals and hinge mortises may need small adjustments. Getting the sill cap and jamb composition right matters more than most people expect. In our climate, a mismatched sill pan will rot the subfloor within a few seasons.

Signs Your Therma-Tru Door Installation Is Failing
- The door drags or sticks at the top or latch side. Houston’s clay soil expands and contracts with the wet and dry seasons, and the slab moves. When the rough opening shifts even a quarter inch, the frame moves with it, and the door starts kissing the jamb at the top corner or hanging up at the latch.
- Daylight is visible along the bottom or around the weatherstripping. On fiberglass doors like the Classic-Craft line, a warped frame or a compressed sweep can create a gap that lets heat, humidity, and pests through. This isn’t just a comfort issue. In a Houston summer, a 1/8-inch gap around a door can add real dollars to your cooling bill every month.
- You can feel water or soft wood at the base of the door or on the threshold. This is the one we see most often in older Heights bungalows. The original sill pan wasn’t flashed correctly, water wicks up into the jamb, and by the time you see peeling paint at the base, the bottom of the frame has turned to mush.
- The multi-point lock on a Pulse door grinds, jams, or no longer sits flush. The Pulse system relies on precise alignment between the door slab and the frame. Once the frame settles or the hinges wear, the lock points no longer line up with the keepers. Homeowners often call us thinking the lock is broken when the frame is the part that moved.
- You hear a rattle from inside the door slab, or the door face feels spongy. On older Smooth-Star doors, the foam core can break down after years of Houston heat. You’ll hear a faint crackling or feel a soft spot when you press on the face. That’s not something a coat of paint fixes.

AfterReplacement Cost & What’s Included
Here’s how pricing breaks down across the Houston metro for Therma-Tru work, including parts and labor.
- Therma-Tru slab replacement in existing frame: $450 – $1,100. This works when the frame is still square, dry, and in good shape.
- Pre-hung Therma-Tru fiberglass entry door, full install: $850 – $2,400. The range depends on the series: Smooth-Star sits at the lower end, Classic-Craft and Pulse at the upper end, especially with decorative glass or a transom.
- Multi-point lock adjustment or replacement on a Pulse door: $180 – $400. We can often recalibrate the existing system; replacement hardware is available if the gearbox has worn.
- Frame repair or replacement, including rot removal and sill pan correction: $300 – $700 in addition to the door, depending on how far the rot has spread into the rough opening.
Every Therma-Tru job we do in Houston starts with a written price before we touch the door. No change orders, no surprise line items at the end. The price includes disposal of the old slab and frame, re-sealing the sill pan, new weatherstripping, and adjusting the hinges until the door settles correctly in its seals. We also cover the work with our 365-Day Done Right Promise. If the door isn’t right a month or a season later, we return and make it right. Keith Yamada has built his Houston crews around the habit of doing the seal work slowly and correctly the first time, because a rush job on a sill pan isn’t a giveaway. It’s a callback waiting for the next heavy rain.
DIY or Call Us?
There are small things you can safely check before calling. You can tighten the hinge screws with a #3 Phillips bit and see if the door lifts back into alignment. You can clean the weatherstripping and the threshold tracks, and you can check whether the sweep is still making full contact with the sill. You can also check the hinges for play by lifting the door gently while it’s latched and watching for movement at the barrel.
What you shouldn’t do is try to reset a Therma-Tru frame by shimming it yourself, especially on a door with a multi-point lock. A door that’s pulled off its seal plane can pinch fingers, and a misaligned Pulse lock has enough spring tension behind it to cause a serious hand injury if the mechanism releases while your hand is in the gap. That’s not a warning we sugarcoat. If the frame has shifted or the lock is grinding, call us at (254) 401-4583. We’ll measure, quote a written price, and schedule a time that works for your household. We’ll also show up with shoe covers, drop cloths, and a plan that respects your floors, your furniture, and the kids’ nap schedule.
FAQs
A properly installed Therma-Tru fiberglass door can last 25 to 30 years in Houston, even with our heat and humidity. The failure point is almost always the frame, the sill pan, or the weatherstripping, not the slab. Call us at (254) 401-4583 and we’ll inspect yours and give you a written price for whatever’s actually wrong.
In many cases, yes. If the slab is solid and the frame is still square, we can usually replace hinge hardware, adjust or replace the lock, re-seal the sill, and install new weatherstripping. A full replacement only becomes necessary when the door slab itself is compromised or the bottom of the frame has started to rot.
A slab swap in an existing frame usually takes 2 to 3 hours. A full pre-hung installation with rot repair can take most of a day. Either way, we’ll tell you before we start, in writing, and the price won’t change at the end.
We keep common Therma-Tru weatherstripping, corner seal pads, hinge hardware, sill caps, and multi-point lock service parts on our trucks. For less common pieces, we source from our Houston supplier network and can usually have the part in hand within a few days. We also carry compatible parts for PGT, CGI, and CWS doors if those are on other openings in your home.
